Marilee Hill, principal of M. A. Hill, Brokers, has a twenty-five
year background in commercial real estate and a general
securities (Series 7) license from the National Association
of Securities Dealers. She established M.A. Hill, Brokers
in 1990 and in that year brokered an $11,000,000 1031 exchange
transaction before the Treasury initiated changes
the following year that streamlined the exchange process
and defined the role of the Qualified Intermediary.
Since
1999 Marilee has specialized in TIC 1031 exchanges.
One particularly challenging exchange was bundling 56 residential
properties into three TIC’s. The issues generated
by this exchange encompassed dissecting what were and were
not disregarded entities given a married couple’s
accumulation of property over 30 years, including a 1033
exchange with a 1031, a deferred purchase money note not
included in the exchange, finding replacement property with
sufficient debt to cover the high debt of the relinquished
properties (without selling the note) and ultimately executing
a reverse exchange to meet the last replacement property’s
settlement date. Through this complex exchange the clients
enjoy thousands of dollars of additional annual retirement
income.
